Why Bnbflight Reads Airbnb's Own Map, Not Scraped Data

Where competitor pricing data usually comes from
Most tools that claim to show you "competitor pricing" are working from a third-party dataset — a database built by scraping listings on some regular interval, aggregating them, and serving that aggregate back to you as market intelligence. It's a reasonable approach in principle, but it comes with a structural weakness: that data is only ever as fresh, as accurate, and as relevant as the last time it was scraped and however that scraper decided to define "comparable."
The question worth asking about any competitor-pricing feature is simple: comparable according to whom, and current as of when?
What Geomap does differently
Bnbflight's Geomap feature skips the intermediary entirely. It reads Airbnb's own "Similar listings" map directly — the same map a guest browsing your listing would actually see — for every currently unbooked date, looking up to 90 days out.
That distinction matters more than it might sound like on the surface. "Similar listings" isn't Bnbflight's own guess at what counts as comparable; it's Airbnb's own determination of what a real guest would see as an alternative to your listing, for that specific date, at that specific moment. When Geomap scans a date, it isn't reading a static database that was built once and refreshed on someone else's schedule — it's looking at the live, current state of the map Airbnb itself is showing shoppers right now.
That's the core claim worth sitting with: a scraped third-party dataset is a proxy for the market. Airbnb's own similar-listings map is the market, from the guest's point of view, at the moment they're deciding between your listing and the one three doors down.
What Geomap actually returns
For every scanned date, the Geomap tab shows a table with the recommended price, the difference from your listing's own current price, and how many nearby listings were found for that date. On top of the table, every nearby competitor listing is positioned in an actual 3D visualization, rendered right in the app, based on its real relative position on the map and its price. Rather than a spreadsheet of numbers with no spatial context, you get a picture of where you actually sit relative to the listings a guest would be comparing you against — geographically and on price, together.
This feed becomes one of the three signals in Bnbflight's pricing engine, alongside PriceLabs' own baseline and Bnbflight's proprietary algorithm. It's also visible on its own in the Market tab, where the listing's price is plotted against a percentile band (25th–75th percentile) of nearby prices over time, alongside the ADR gap versus the market median and occupancy comparisons broken out by how far out the booking window is.
The deliberate slowness — and why it's a feature
Here's the part that might look, at first glance, like a limitation: Geomap doesn't scan all 90 days in a burst. Between each date it scans, it waits a randomized 40 to 95 seconds before moving to the next one.
That's not a technical constraint Bnbflight is stuck with. It's a deliberate design choice. A tool that hammers Airbnb's map with rapid, evenly-spaced requests looks exactly like what it would be: automated traffic, moving in a pattern no real person browsing listings would ever produce. Randomized, human-scale pauses between each page load are what make the scanning pattern look like what it's standing in for — a person actually looking at one date, then the next, then the next.
This is worth being explicit about because it's easy to read "slow" as "worse." It isn't. It's the opposite of cutting corners — it's choosing to take longer specifically so the process behaves respectfully toward the platform it's reading from, rather than treating that platform as something to be extracted from as fast as possible. A scan that finishes in minutes by looking obviously automated is a worse trade than one that takes longer but never puts the whole feature at risk.
What this means for the price you actually see
Because Geomap is reading the live map rather than an aggregated dataset, the competitor signal feeding into your pricing engine reflects what's actually happening on Airbnb right now — a new listing that just appeared in your area, a nearby host who just dropped their price for an unbooked weekend, a cluster of comparable places that just filled up. A third-party dataset built on its own refresh cycle might not catch any of that until its next update. Geomap catches it on its next scheduled scan, which happens as part of every pricing cycle, three times a day.
The tradeoff is patience over the scan window instead of speed, in exchange for data that's both more current and gathered in a way that respects the platform it comes from. That's a trade worth making.
